Booking Conditions

Our full business terms and conditions will be provided before a booking is confirmed. The following information is provided for guidance.

• Owl’s House is normally let from Friday to Friday. 
• Three night, weekend and four night, midweek short breaks with change-over days on Mondays and Fridays may be available at our discretion throughout the year. 
• The property is available from 3:00pm on the day of arrival until 10:00am on the day of departure.
• A non-returnable deposit of ten percent of the holiday price is required at the time of booking and the balance payable two calendar months before the holiday commencement. Should the booking be made within two calendar months of the holiday commencement the whole amount is payable.
• All payments to be made by credit or debit card in GB pounds, payable to Pooh Corner Limited.
• Your booking constitutes a legal contract. If you have to cancel for any reason, you will lose your deposit and still have to pay the full cost of your booking.
• We strongly recommend that you have appropriate holiday cancellation insurance.  The following links may provide you with the appropriate insurance cover in the event that you have to cancel your holiday.  However, this statement does not constitute a recommendation or advice that you should purchase that particular policy.  We are not authorised and regulated by the Financial Services Authority and therefore, we are not permitted to make any recommendations or provide you with advice about any particular insurance product.

• Our prices are fully inclusive of VAT, central heating, water, gas, electricity, TV and Wi-Fi broadband.  The property is fully equipped with bed linen, towels (one hand and one extra large bath towel per person) and tea towels.  Cots and high chairs can be provided free of charge, but please bring your own cot bedding.
• In compliance with Fire Safety Regulations you are not permitted to use your own electrical equipment and smoking is strictly prohibited.
•  For the comfort of all of our guests, Owl’s House is strictly non smoking.  We regret animals are not allowed.  Bring your own bicycles; they can be locked safely in the outbuilding.
